		<description>Great post mo, the only other thing I would add is that there is clearly a different model going on in the US vs. Europe. In euroland, they seemed to have always kept a big chunk of the city center for the uber-rich, which when they moved out could be resold as retail space for NikeTown. This further raises property values and gives them a 'gentrification beachhead' for future expansion: think what Knightsbridge did to the area around Soho, etc.</description>
